Tenant Rules



Rent:
Your rent must be received on or before the first day of each month to avoid eviction. If we do not receive your payment on time, the delinquency may result in the termination of your privileges under the Lease. Payments may be made online or mailed. A grace period for rent payment is provided until the tenth (10th) day of the month. A late charge of $200.00 is assessed for rent payments received after the tenth (10th).

Pets:
Only the following animals are allowed in the premises: Dogs, cats, fish, hamsters, gerbils and guinea pigs. Dogs and cats must be housebroken. Any animal other than a cat or dog must be caged. community.

Balcony/Terrace:
Private balconies or patios are provided so that you may enjoy indoor-outdoor living. In consideration of your neighbors, please do not dump ashtrays, empty vacuum cleaners, or shake mops or rugs from your balcony or patio. Planters should have a water reservoir beneath so that water does not leak downstairs or stain the flooring of the patio/balcony.

In consideration of your neighbors, we ask that wind chimes not be placed on the balcony or patio. Furthermore, we ask that items such as motorcycles, signs, doghouses, cat litter boxes, etc., not be kept on your balcony or patio. These areas should be maintained in a neat and orderly manner at all times.

Excessive noise:
Community rules are quiet from 11:00 pm -7:00 am for both towers. This includes your guest, your children, your pets, your roommates and yourself. This includes vacuuming, loud music or TV, instruments or just loud visiting.

Maintenance:
Although you are a tenant, you are still responsible for normal cleaning and upkeep of your unit. Smoking is not permitted in any of the units. You may smoke outside.

Laundry Facilities:
The laundry facilities are open to tenants 24 hours a day. A key card will be required to open the laundry room doors 24 hours a day. Do not leave any clothing on top of any of the machines when done. Notify management of any problems when they arise. Magnolia West is not responsible for any lost, damaged or stolen items.

Swimming Pool
The Swimming Pool Is NOT life guarded! If you decide to swim in the pool, you swim at your own risk. No running, diving, pushing in or around the pool is allowed. All tenants under the age of 18 must be accompanied by an adult when in the pool area. The pool and the pool area MUST be kept clean. Tenants and guests must not throw, place or allow trash or other contaminates in the pool or around the pool. The pool is open for the use of our tenants and their enjoyment from 6 AM to 12 AM daily. A key card is always required to access the pool. Pets, unless for service purposes, are not allowed in the pool enclosure at any time.
